Cheap Flights to Nairobi - Six Tips To Find Them

Do you think travelling to Nairobi, Kenya is expensive? That doesn't have to be the case. Here are six tips to get cheap flights to Nairobi.

1. Book Chartered Flights

Packages with a flight included are sometimes cheaper than a separate flight. So have a look at package deals from charter companies. You aren't obliged to stay in their accommodation, of course.

Some charters fly to Mombasa (at the coast) instead of Nairobi. Mombasa is much closer to the beach resorts, and also close to major wildlife parks like Tsavo East and West. A number of Kenyan air companies fly between Mombasa and Nairobi, and there's also a bus and a night train, taking around 9 hours.

2. Book Separate Flights

There are no direct flights from the USA or Canada to Nairobi. So from North America you'll always have to fly over Europe (typically Amsterdam, Brussels or London), or alternatively the Middle East. Often you can save money by first buying a cheap ticket to Europe and then a separate ticket to Kenya

3. Go With Flying Blue

Kenya Airways, the main Kenyan air company, is member of the Flying Blue program together with Northwest Airlines, Continental Airlines, Air France, KLM, Delta Airlines, Aeromexico, and Korean Air. If you travel with them, you earn Flying Blue points, and with enough points you qualify for better ticket and hotel deals, free upgrades, etc. KLM (the major Dutch air company) has a joint venture with Kenya Airways and Amsterdam is a major hub for flights to Nairobi.

4. Time Your Trip

The tourist seasons in Kenya are December-January and July-August. Prices go up then, not only of air tickets but also of accommodations. So travelling outside these periods will give better deals.

Flying on inconvenient times (very early in the morning, or late at night) will usually give you better prices. If you include a weekend day, air companies assume you are a tourist instead of a business traveller. However, if you do include a weekend, don't fly on a Friday, Saturday or Sunday as these are typically the days when most tourists travel.

5. Book A Round-The-World Ticket

If you'd like to go to Nairobi as part of a much longer journey, then a round-the-world (RTW) ticket may be good for you. Several alliances of air companies offer RTW tickets, all with different conditions. The Star Alliance, in which nineteen air companies take part, is one of the best known. Some are based on mileage, others on time period.

6. Shop Around

And as always... don't book too soon. The Kenyan tourism sector is pretty competitive, and it pays to ask around, compare prizes and don't part with your hard earned cash too soon.

If you are planning to buy a dream holiday home, buy-to-let investment or even move lock, stock and barrel, this checklist could help you avoid the pitfalls and save time and money in the long run. So take the time to carefully consider:

Do you really prefer the town or country?
Do you want to be inland or on the coast?
Do you want to be isolated or in the thick of the action? (Most people prefer to be within no more than an hour's travel time of a town and, if buying inland from coastal resorts, within 10 minutes of the beach).
Do you really want a renovation property? Who will be overseeing the work?
Will you really be using your holiday home as often as you dream of?
If you wish to rent out your property, who will your renters be? Is there a good management agent in the area?
How much do you stand to make from your property's rental? Don't forget to factor in property advertising costs as well as management fees.
Is there a glut of similar properties for rent in your area? How many months each year can you expect to rent out your property?
How much outside space do you want/can you maintain?
Who are your neighbours and how close do you want to be to them?
Is there any other construction planned for the area?
How close do you want to be to shops, bars and restaurants?
Where's the nearest public transport and how often does it run?
How close are you to the nearest airport? How much are flights to your chosen location?
How far is it to sports facilities, golf, tennis, swimming etc,?
How good are the local health and social services?
Arts and entertainment - what's available in the area?
How much are similar properties in the area you choose? Are you buying at above or below market value?
Have you done your sums? Be fully aware of all costs, taxes and payments due, particularly with off-plan purchase. And ensure you will be able to pay the final installment should you be unable to sell on prior to completion.
Do you have a good lawyer with an excellent command of English and the native tongue? This will help you deal with any the unforeseen regulations in your country of choice.
Are you losing money with currency exchange on the day of transfer of funds? This can be avoided by choosing a professional money exchange broker.

Find Out About Pilot Licenses - Solo Flight Requirements

If you have signed up for a training course to become a pilot then you are probably already aware that there are going to be two parts of this course that you must complete successfully.

You are going to find that there is the part where you will only be able to fly with an instructor. Then once you have completed this part you will be able to go on to the part of the course where you can fly on your own. Naturally, it must be understood that you are not going to be able to be weak in any area of your training when you are going to fly solo.

When you are ready for this part of being able to fly on your own a lot of it will also depend on whether your instructor feels that you are ready to do so. Safety is very important and there is no way if you are not ready will you be aloud to go alone in the plane. Sometimes what some of the schools will do is still move the student on to learn other parts of the course that takes place after the solo.

This way all that is left to do will be the solo flight time. Usually where the weakness comes in is on the landing this is where most students feel insecure. What you might want to do is buy some extra flight time to give you extra practice in this area.

So when you look at the total aspects of your course you can now see that it is broken into two areas where there is the education part and then gaining experience. Of course the educational or the ground work is more important before you can take on the responsibility of flying the plane.

It will be natural for you at first to feel a bit nervous when you get into the plane and are ready to fly for the first time. Your instructor should have a good idea of how confident you are, and he will make his decisions based on this. Record keeping is going to be very important for you during your entire course.

You will have a log book for a student pilot and this is where you must keep track of everything that you have completed. Your training instructor will have to sign each one of the entry's that are made in this book. If your log book is not up to date and complete, you will not be able to do your final exam.

Make sure that you don't look for any short cuts when it comes time to learning everything that you are going to need to know for your course. Remember that in this particular type of training there is no room for mistakes.

By following the rules and staying focused you should find that you are able to achieve your goals quite easily.

A kind of magical sand has been made, as it stays cool even under the hottest suns as the fossils do not insulate the heat, instead it is dissipated making the sand feel cool under foot instead of burning, which is often found on some of the most popular tourist locations within places like Spain or France.

The beaches are not only good for their golden qualities, there are also a variety of water sports on offer in Cancun from tours on boats and on foot; boating excursions; submarine trips; glass bottom boat tours and fishing trips. A Little Travel Guide to Costa Blanca

Costa Blanca is an amazing 200 kilometer, 125 mile, stretch of beautiful white beach, exactly as its name implies. The Costa Blanca was actually established by the BEA, British European Airlines, as a way to promote their new flight route from London to Valencia. The campaign was immensely successful and the flights brought this magnificent region to the attention of the rest of the world. Costa Blanca has been a very popular tourist attraction now for more than 50 years and the regions major industry has changed from the salt mining and fishing of the past to all tourism all the time.

Costa Blanca runs across the Mediterranean Sea in the Province of Alicante from the city of Denia south to Torrevieja. Benidorm and the city of Alicante are two major tourist attractions located within the Costa Blanca as well.

Torrevieja is a very popular area, with an extremely mild and welcoming year round climate. It is surrounded on two sides by salt lakes and on a third by the Mediterranean Sea. It began life as simply a look out point, with a surveillance tower that now gives it its name in the literal translation of Torrevieja, old tower. Next it was settled by fishermen and salt miners, and these trades are still plied today. The salt baths are also very popular year round with tourists for its healing waters. The fantastic climate created by the lakes also makes Torrevieja a popular golfing destination for many lovers of the sport. There is also a lovely and informative museum in Torreviejo called the Museum of Sea and Salt, with a history of the town's salt mining and fishing industries.

Benidorm is very well known as an incredibly popular vacation destination, with a population that swells from a usual 65,000 off season to over half a million in the summer months. This area is sometimes called the "Manhattan of Spain" recalling the tall hotel and apartment buildings that are unique to this area and that it has in common with the American neighborhood.

Benidorm is very famous for their amusement parks. Aqualandia is the largest water park in Europe, with many slides and pools. Mudomar is a marine park, with an aquarium, dolphins, seals, sea lions, parrots, and penguins. Terra Mitica is a theme park devoted to 5 of the ancient civilizations of Greece, Egypt, Rome, Iberia, and what they call the "Islands" which are now islands that are a part of Greece. Terra Natura is a fantastic zoological theme park.

Alicante is the capital city of the province also called Alicante. This area was historically a port city, and now ranks as the eighth largest metropolitan area in Spain. Its largest industry is tourism, with millions of visitors coming through their international airport yearly.

A Very Seasonal Short Break - Part Two

Once back outside you will be given a few lessons on how to get the best out of the snowy hills while on a sleigh or mini board, and once you're all equipped for fun, you'll be free to enjoy the snow in any way you please! The powdery snow makes ideal snow balls that are soft on impact and dry enough to brush off.

After all that activity you'll no doubt be ready for some lunch, so off you go to enjoy some warm jacket potatoes, soup, stews and sandwiches. After you have finished your hearty meal, you will be taken to visit the elves in their workshop. You'll be given the tour of the building and be able to check out the latest toys being crafted in the little factory, and get to meet the elves themselves. Be sure you're on your best behaviour - you don't want to go on that naughty list!

After the tour of the workshop you will head on towards Santa's very own post office. This is where all of those hundreds of letters are sorted from children all over the world! You'll be able to write and post your own letter to Father Christmas right here in his own post office, where he'll be sure to read it and make sure he does his best for you this Christmas.

Afterwards you will be able to enjoy the snow and surroundings for a little while longer, with husky's waiting to be met, reindeer eager for company in their pens and plenty of time to explore and get some great photographs of the kids enjoying themselves.

Once the sun begins to go down, you'll be welcomed back inside to warm up for your leaving flight and fill up on more home made food. After you're filled up you'll be driven back to the airport to catch your flight home. Tired and warm you'll arrive back in England just before midnight, and once home, you're surely going to fall asleep quickly to enjoy dreaming about your amazing adventure!

This trip really is the perfect Christmas present, and you and your family will certainly not be quick to forget the magical feeling it bring into children's hearts and also to their parents. Giving the whole family the chance to be young again, a trip to Lapland will make your Christmas unforgettable.

Visiting the East Coast of Australia

A brilliant place to take a holiday for a few weeks is Australia, although it's a long way you can often get a flight for not much more than £500 and it's actually reasonably cheap when you get there. If you want to have a trip where you can visit some famous sites, view gorgeous beaches and have a party then the East Coast of Australia is the place to go.

When you arrive there it's likely that you will land in Sydney which is a great place to start your journey. It's a fabulous place to visit and the first place you need to go to is the opera house. It's possible to walk around the building and take photos. If you want to go inside you can do a tour in there and if you have time you can even go and see a show there.

Not far from the Opera house the Harbour Bridge. It's possible to do a walk over the bridge which is a great opportunity to take some spectacular photos though not recommended for those with vertigo.

If you stay on the site that the Opera House is on you can visit Sydney Zoo and the Aquarium. They are both great places to view animals, including some only found in Australia. At this side of town is also the City Centre. Sydney is a great place to go shopping, you've got everything from pound shops to Chanel stores and you can spend hours walking through the shops and markets in the town.

If you want more of a relaxing day then there is no better place to visit then the famous Bondi Beach. It's a beach for the beautiful people, Nicole Kidman is often spotted on a run around the beach. It's also got brilliant waves so it's the place to go to have fun.

You can also take a boat over to Manly beach which is a 20 minute trip. It's like a separate town as it's very small and quaint but is actually part of Sydney. It's recommended to get the boat back from Manly just before sunset so that you get to arrive in Sydney as the sun is coming down and you get some fantastic views.

Flights - Seville, an Introduction

It's no surprise that the city of Seville, Spain's southern cultural, artistic, social and financial centre is also the capital of Andalucía (Spain's second largest autonomous community).

From above, the city would be seen as split directly down its centre by the Guadalquivir River. In the past the city's river port played an important part in commerce and transportation between Spain and the America's and today it still stands as one of the Iberian Peninsula's most active ports.

When describing Spain, images of vast olive groves backed by soaring mountain ranges, quaint countryside cottages, bullfights and flamenco dancers are likely to come to mind. All of this quintessential imagery can be found in Seville and its surrounding area's.

The city has an abundance of sights to offer the most demanding of tourists and, before getting absorbed in any one part, is best absorbed by taking a gentle stroll along the river banks of Guadalquivir. Foreign Real Estate - Speculative but Profitable

A would-be real estate investor at a conference in Puerto Vallarta in April said he'd researched the Costa Rican property market for five years, considering making a buy. Meantime, prices appreciated, maybe, 200% in that period. The market became too expensive for him and he never did act.

Another investor at a Real Estate Forum in Puerto Plata, explained that he'd been watching the market in the Caribbean island nation of the Dominican Republic, for more than two years but was still uncertain as to whether or where to buy. He lamented the rate of appreciation of property values during those 24 months.

Two pieces of advice: First, yes, do your homework. But, second, don't become paralyzed by the analysis. Nothing is guaranteed. You'll rarely identify a "perfect" time to buy. You'll never know you're making the right move. In any market, at any time, you could lose everything you invest.

If those things make you uneasy...you shouldn't be thinking about investing in international real estate. This is risky business...often speculative...in unregulated, Wild West markets. Dealing with people you wouldn't do business with if you had any choice (sometimes you don't). If something goes wrong, you'll likely have little or no recourse.

That's the game. Investing in foreign real estate is more risky and more complicated than investing in U.S. real estate. Recognize these truths. Choose your markets. Do your research and due diligence.

You must have the answers to the six primary factors to consider when making a real estate investment--and how each one affects your level of income: 1. Why you're making the investment. Do you intend to use and enjoy the property? Or, are you only looking at the investment potential? That's important to your initial outlay and your long-(or short-) term returns. 2. What's your tolerance for risk? Learn your Risk Comfort Level, is this investment within those parameters? 3. Your options for financing. Cash or credit? Your answer helps determine your investment. 4. What fits well in your existing portfolio? To be well-balanced, your portfolio should have a range of assets including real estate--and your portfolio should include a range of properties. 5. Your level of experience in the market. Experience is the roughest teacher--because it gives the test before it gives the lesson. 6. Your desired level of involvement. Your level of participation will help you determine your type of investment.

Then act. Take a first step. Don't invest money you can't afford to lose. Control the circumstances as much as possible. But don't wait for a sign from above that the timing and the opportunity are ideal. The sign won't come...and the market won't wait. For a first deal, you should probably invest no more than $50,000. Here are six buys you could make right now (May '06) with that budget:

1. A small apartment for short-term rental in Buenos Aires, Argentina. Three years ago, in the wake of the peso devaluation, you could have bought a big apartment in a prime neighborhood for less than $50,000. Values in this market, however, have more than doubled in that period. Still, you can buy a decent apartment in a neighborhood appealing for the short-term renter for about that amount today.

2. A colonial apartment for short-term rental in Montevideo, Uruguay. Our Roving Latin America Scout Lee Harrison reports that Uruguay's is the best buy real estate market in the Americas right now. Real estate costs about the same in Montevideo as it does in Buenos Aires, except in the Old Towns. Today, you can buy an apartment in Montevideo's Old Town--just beginning to be rediscovered--for as little as $540 per square meter. Compare this with $2,000 a meter or more for a similar buy in B.A.

3. A condo in Panama City, again rentable on the short-term market. Here, though, to stay within the budget, you'll have to finance...which is possible in Panama. Put $50,000 down on a $150,000 apartment...and your rental income could cover your monthly mortgage payments. At today's values, that $150,000 could buy you a one- or two-bedroom condo in a new building, which is a good product for this rental market.

4. A sea view apartment in Croatia, again for the short-term rental market. You can find a good buy on a renovation in some parts of this country for less than $50,000, but it'll likely require substantial further investment to make it what you need for rental...perhaps as much as another $100,000. Instead, look for new-build. Specifically, right now, there is an opportunity on the island of Ciovo (note that the locals don't consider it an island, as it is connected to the mainland by a bridge that you won't even notice driving over). This is a destination for middle-class Central Europeans who drive down easily from Hungary, Austria and Slovenia for vacation. It also boasts easy access to the Split airport, which offers flights each day connecting through Zagreb and a few direct flights from outside Croatia. There's a new-build studio apartment on this island available for $58,000. Yes, it's a little outside the parameters of the budget suggested above, but it'd potentially make a good rental.

5. Cyprus is struggling with reunification problems. But, with some of the remarkable real estate opportunities --and the EU about to impact--the rewards may well be worth the risks. In the popular resort town of Kyrenia, northern Cyprus , you can get a three-bedroom sea-view apartment-- for just $55,000! (To put that into perspective, a similar property would cost you $110,000 in southern Cyprus...$250,000 in Corsica...and $330,000 on the island of Mallorca.) Property taxes are almost non-existent. Inheritance taxes have been abolished. And capital gains taxes don't even kick in until your gains are in excess of $20,200.

6. Bulgaria is a quiet, picturesque country--once home to world-class European ski resorts-and it has become one of Europe's fastest developing nations. It could easily become one of your fastest growing investments. Bulgaria's mountainous countryside is studded with ancient farmhouses begging for restoration. Many compare it to Tuscany in the 1970s. And, if you act now, you can pick up an abandoned farmhouse nestled in the verdant hills-- for just $9,800!

Borovets is the oldest and largest ski resort in Bulgaria . It's also one of the hottest Alpine investment opportunities in the world.
