A320 Landing Gear Test

Two videos of the new animated landing gear for the QPAC A320. First landing is at LBWN which is in Varna, Bulgaria. Second landing is in KLAX in Los Angeles, USA. Both landings were using the autoland. The first one was not so good, I sort of stalled above the runway, hence the lots of compression. It is however a good example of the compression. The second landing was much better. Before anyone asks...the KLAX scenery is from here: www.fsdreamteam.com Song is "Hotel California" by "Eagles"

Requirements For Private Jet Flight Attendants

The requirements for private jet flighty attendants are the same as they are for regular flight attendants. This is because in order to become a flight attendant you must pass the rigorous training provided by airlines. Some of the major airlines have their own training facilities and those who don't use the facilities of these airlines. The training lasts about 12 weeks and you aren't considered to be a flight attendant until you have completed and passed every component of the training.

While the minimum education requirement is graduation from high school, more and more airlines are only accepting applicants with some college or university training. There are colleges who do offer courses in flight attendant training, but this does not take the place of that offered by the airlines. Many of the flight attendants have university degrees or experience in the medical field. Some have training as firefighters or police officers. This education gives the flight attendants experience in dealing with emergencies, especially today in the light of all the terrorist activities that have taken place.

Emergency training includes being able to give first aid and being able to quiet unruly passengers who can also disrupt other passengers. Airlines fee that applicants who have had life experience in a job or as s student in university are more mature than those just graduating from high school and a re better prepared to cope with stressful situations, should they arise.

Once you do pass this training, then you qualify for a license as a flight attendant. This is a requirement by the government agency handling matters related to aviation in all countries. In the US, this is the FAA and in Canada it is Transport Canada. In addition to having good grooming habits and not being overweight, you will have to pass a physical exam. The airline will also do a thorough background check to make sure you do not have a criminal record. In addition, you will need to have a passport for flying to international destinations.

Once you meet all these requirements and are certified as a flight attendant, then you can look into the possibilities of becoming a flight attendant on a private jet. Prior experience dealing with passengers in the first-cabin of a passenger jet is an asset, but it is not a requirement. It is important that you have culinary skills and knowledge of proper food handling techniques. While there is no certification as a private flight attendant, there are courses you can take on your own to give you the skills you need. In addition, the companies that cater the food for these jets will also provide training in how to arrange the food on the plate, what wines are best served with the foods and how to make sure you make the plates look attractive. The courses are costly, but they are only about 5 days in duration and could give you a great raise in salary and a great job.

How to Buffer Yourself From a Long Flight

About 90 percent of people admit to having some fear of flying. This despite statistics that indicate flying is twice as safe as taking a train or bus, and 30 times safer than driving on a highway. But the fear of flying is not without any basis as air travel does involve a number of health hazards. Spending hours on a cramped, crowded plane isn't conducive to good health.

Frequent fliers will attest to having experienced a number of situations that were quite unsettling during a flight. However, most of the health hazards involved in air travel can be avoided by taking precautions. And whether you're a frequent flier or a first timer, there are ways to cushion yourself from a long flight.

Air sickness:

Travelers may suffer from motion sickness when the plane encounters turbulence. If you are prone to motion sickness, request a seat near the wing, where the ride is steadier. Take a motion-sickness medication before and during the flight, or try ginger in fresh or pill form.

Colds and other viruses:

While the air filters on planes can prevent bacteria and clumps of viruses from circulating in the cabin, they do nothing about individual cold and flu viruses. If you're seated next to someone who's coughing and sneezing, move to a different seat if you can. Wash your hands often and keep them away from your nose and eyes. Also moisten nasal passages with a saline nasal spray.

Dehydration:

Drink plenty of fluids to counter the effects of dry cabin air. Avoid alcohol and beverages that are both carbonated and caffeinated as these types of drinks can dehydrate you further.

"Economy-class syndrome":

This condition is marked by stiff joints and swollen ankles and feet brought about by changes in air pressure and sitting in a cramped space for long periods. (A blood clot can even form in the lower leg.) To combat this condition, avoid crossing your legs and, when permitted, walk around the cabin and stretch. Wear lace-up shoes to accommodate swelling.

Jet lag:

This condition is characterized by disorientation and restlessness or fatigue during adjustment to a new time zone. It can occur when traveling east or west, but typically it is more pronounced when traveling east. To minimize its effects, adjust your sleeping and eating times closer to those of your destination during the week before you travel. Once you arrive at your destination, avoid exposing yourself to sunlight and in engaging in some mild exercise. Whatever you do, your goal should be to sleep at night when you arrive at your destination.

Nasal congestion:

If you have a cold or allergies, be aware that the change in air pressure can cause acute sinus pain. Take an oral decongestant an hour before your flight lands, and use a decongestant nasal spray a half hour before landing.

Plane food:

Plane foods are often tasteless, high in fat, and low in nutrients. When you make your flight reservation, order special meals such as vegetarian, low-fat, or kosher. Better yet, avoid unsavory plane food altogether by bringing your own snacks on board.

Plugged ears:

Changes in air pressure can make your ears feel plugged. To relieve this discomfort, chew gum or yawn until your ears "pop". To allay babies' ear problems, feed them during the plane's descent.

Stale air:

Planes built since the 1980s are equipped with air systems that supply half fresh, half recycled air into the cabin. For the best air, avoid flying at peak times (when planes are crowded or booked to the last seat). If you feel dizzy or faint, ask a flight attendant if the pilot can increase the amount of fresh air.

It is estimated that 9 out of 10 people have some fear of flying. Many of us fly anyway and do so with only mild anxiety. For others, the fear of flying can lead to panic attacks or may be a symptom of an anxiety disorder. Most cases can be overcome with counseling. A course of medication may also be prescribed.

Failed attempts - Francesco de Pinedo

From Time magazine 1933: Observers who watched a middle-aged Italian in blue bedroom slippers, grey sweater, blue serge suit and grey derby hat get into a big Bellanca monoplane at Floyd Bennett Field, Brooklyn, early last Saturday morning, felt that they were witnessing something unusual to the point of eccentricity. General Francesco de Pinedo was taking off alone for Bagdad, 6300 mi. away. The cockpit of his ship, the Santa Lucia, was a museum of gadgets and curious supplies—eight watches, two colored kites, fishing tackle, a stomach pump to draw liquids from six vacuum bottles, a fresh air mask, a siren and water-squirter to wake up the pilot if he dozed. He was going to sit over the oil tank, so that the uncomfortable heat would keep him awake. As he yelled good-by a fanatical gleam was in his eye. Major J. Nelson Kelly, manager of the field, who with his wife and Pilot George Haldeman followed the plane in an automobile after its start up the runway, said later that he felt sure de Pinedo would stop after his overladen ship, reeling drunkenly under 1030 gal. of gasoline, veered almost off the concrete as it got up to 80 mph But the man in the cabin was obsessed. He straightened the Santa Lucia and roared ahead. He lifted the tail. . . . When a heavy plane's tail is lifted, torque from the propeller or giving it the gun too quickly may slew the ship sideways for an instant, heavily taxing the pilot's skill to keep his course. That apparently happened to de Pinedo ...

Investing in Your Holiday Home Abroad

To many, owning a holiday home abroad is nothing more than a dream; a luxury which is the prerogative of the rich and famous or of bank robbers. It's hardly for the likes of ordinary folk like you and me, is it?

Not so! If you investigate the possibilities of joining well over 250,000 other Britons and buying your own holiday home abroad, you could be very pleasantly surprised at how affordable it actually can be, and with property prices currently low but set to rise in many resorts overseas it could represent a real opportunity and provide you with a very high return on your investment.

With expert advice to help you secure exactly the right property, it's really not difficult to buy a home overseas, be it for holidays, retirement or investment. There are some very attractive deals on offer. With some, you may only have to pay as little as 15% deposit, with nothing else to pay for three years and with 85% mortgages available, together with free packages for furniture of the highest quality! If you choose your advisers carefully, those people in the know will guide you every step of the way and ensure that the entire experience is stress-free and enjoyable.

Just imagine the sheer joy of having 300 days of sunshine a year virtually guaranteed; balmy temperatures, no grey skies and an umbrella as rare as hens' teeth. Think how it would be to enjoy fabulous views of beautiful mountains and clear blue skies from the balcony of your luxury furnished apartment, ski chalet, villa or penthouse, and to be within just a few minutes walk of a pristine, white sandy beach or a superb golf course with all the amenities.

So what would be your fancy? A townhouse on the coast of Spain with its amazing beaches and intriguing culture? Or for a relaxed and informal lifestyle with great food, exciting nightlife, magnificent scenery and almost constant sunshine, you'd have to go a long way to beat a property in Crete. There again, have you considered Egypt, another very attractive option for investors? Definitely a country of the future, its wealth has traditionally come from oil, but this may well change as many predict that tourism will forge into the lead.

How about an apartment in South America's largest country, Brazil? Home to more than 180 million people, this economically developing country with a very low cost of living is becoming increasingly popular with investors and would appeal to anyone with a sense of adventure and a love of excitement, be it a trek through the wild rainforests, a visit to the lively cities or partying at the famous Rio de Janeiro carnival.

Those with a fascination for history could not fail to be smitten by beautiful Bulgaria, with its immaculate beaches, sparkling clear lakes and rivers, magnificent mountains, gorges and natural hot water springs. It's an enthralling country, rich in ancient monasteries, churches and mosques and with folklore traditions dating back more than thirteen centuries. Furthermore, as an investor, Bulgaria will offer you real value for money.

If your yen is for a superb climate, colourful culture and friendly people, you'd find Turkey hard to beat. With miles and miles of dramatic coastline, beautiful seas and pine-clad mountains, it's little wonder that it's become so incredibly popular with tourists, and with its current property boom, there's never been a better time to invest in a Turkish holiday home.

A holiday home in the former British colony of Malaysia could well prove to be a lucrative investment for you. It's a wealthy country with a very bright future and a property market looking increasing buoyant, due in part to the influx of investors from nearby Singapore and Hong Kong. Owing to its proximity to the equator, it enjoys a fabulous, year round tropical climate and boasts some of Asia's best beaches.

If you're not looking to retire abroad just yet, why not let your property work for you by renting it out during the holiday season? There are many emerging markets with a lower cost of living than in the UK, offering high rental and capital growth potential. Even the recent problems in the global economy, such as the credit crunch and increases in the cost of living don't seem to have made a dent in people's appetite for travelling abroad. The future's looking much brighter for 'buy-to-let' investments and don't forget, today's cheaper and more frequent flights to many of the popular resorts are making the whole package much more attractive and affordable for everyone.

So you see, you don't actually need to rob a bank. There are far easier and more legitimate ways of turning your dream into a reality...

Christmas - Unique Celebrations & Traditions in Alaska, Africa & Australia!

Christmas is a celebrated event in many countries world-wide. Here are three countries, Alaska, Africa and Australia all located in vastly different regions of the world and each has their own unique traditions and celebrations. Here are some of their fascinating traditions and celebrations.

Alaska - "Carrying the Star" is a traditional Christmas procession. Young and old carry elaborately decorated tinsel trimmed wheels with eight points, usually as big as umbrellas. They are highlighted with a centre picture of either an angel or the nativity scene. They are carried for three nights from January 7th over icy snow topped roads. The stars represent the angels who announced the birth of Christ. Families lovingly maintain the stars. Some are more than a hundred years old!

Africa - There are approximately 350 million Christians in Africa who celebrate Christmas. Emphasis is more on the religious celebrations of Christ's birth rather than gift giving. Although the most common gift (if nothing else) is new clothes which will be worn to the church service. People in many countries of Africa such as Central African Republic (CAR), Uganda, Kenya and the Democratic Republic of Congo believe it is an absolute must to attend church on Christmas day, even if they never attend the rest of the year. An annual Christmas pageant as well as groups of carolers singing Christmas carols within villages is now part of the festivities.

Churches in Africa start intense preparations for Christmas many months prior. Nobody escapes the yuletide feeling as it has been said that it feels like the whole country is preparing for the birth of the baby Jesus with so much joyful and active community preparation taking place! The streets are alive with music as well as on the radio, television and just about where ever you look! People joyously visit their friends and relatives in the spirit of community celebration regardless of religious persuasion. It is usual to see brightly colored and decorated trucks, cars and buses as well as homes, schools, churches and neighborhoods often boasting creative festive displays made with colored crepe papers. Colorful and alive with joyous celebration is Africa! Ancient and spectacular masquerades locally called "Agugu" now play a major part in Christmas celebrations. Usually held after the Christmas Eve service is a joyous procession of dance and music through the streets lead by local bands with dancing masqueraders (usually young boys dressed in fancy and colorful costumes) and Christmas revelers. People parade with large intricately made lanterns called "fanals" usually in the shape of houses or boats.

In Ghana Christmas dinner is not complete without fufu (a thick dough like food) and okra soup and in Liberia rice, beef and biscuits are the order of the day. Zimbabwean's make sure there's plenty of bread, jam and tea to eat with their prized goat meat which is their traditional Christmas roast. On the west coast of Africa most homes have an oil palm for a Christmas tree.

Austria - St Nicholas is widely honored and appears on his feast day December 6th. In Austria this is a holiday separate from Christmas. He appears in his traditional dress of flowing robe and tall Bishop's miter carrying a shepherd's staff and a thick book. It is believed the good and bad deeds of children are recorded in his book! It was once tradition to hold an elaborate Christmas Eve ceremony where St Nicholas and the feared Ruprecht (demonic creature, who wears a hide, has glowing eyes and a long red tongue) both appear on Christmas Eve. Children gather together and sing a hymn to welcome the Saint. Then one by one the children join the Saint at a family table where he checks their lesson books then asks them to repeat a prayer he says. This ends with the children kissing his Bishops ring while he tells them to go place their shoes outside then look at them when the clock strikes ten! Ruprecht stands over the door watching the childrens every move! Before St Nicholas leaves he blesses the children as he sprinkles them with holy water then quietly and swiftly departs. The children with great excitement then hurriedly run to place their shoes outside their homes. At the stroke of ten children run outside to find their shoes filled with treats of apples and nuts!

Austria is a predominantly Catholic country renowned as the land of the sound of music and home of Mozart, Strauss and Schubert. Included in Christmas celebrations is the "Advent Concert Series" in Innsbruck. It features groups of family singers and instrumentalists similar to the famous "Trapp Family" from "The Sound of Music". Another famous Christmas festivity is in Salzburg where the hottest ticket for the season is for the "Salburger Adventsingen". It is a program of advent music and folk lore which began more than half a century ago. They get more than a 100,000 requests each year for the prized 30,000 tickets available for admission. The fish carp is served for the traditional Christmas dinner.

Austria is famous for its miniature creche figures. Nearly all families have a creche with miniature figures of the holy family and often a few animals are included. Many creches are hundreds of years old, treasured heirlooms handed down from one generation to the next!

Austria's Epiphany celebrations - boys and Girls on the day of the Epiphany (which remembers the Three Wise Men from the east who were looking for the newly born Jesus) dress in oriental costumes and sing traditional songs. They move from house to house receiving small gifts including gifts of money. They carry a lantern referred to as the "lighted star of Bethlehem" to guide them on their way. It is popular to see people chalk the initials of the wise men "CMB" (Casper, Melchior, Balthasar) on the transoms of their doorways!

Austria's fun Krampus Day tradition - in Salzburg December 5th is known as Krampus Day. Krampus is believed to be an evil spirit. He is usually clad in frightening fur, wearing deer horns, a mask with a long red tongue and bulging red eyes and carries a birchwood rod. He storms down the street with a loud racket using huge cowbells and rattling chains as he shouts menacingly at the onlookers. Thousands, including many children crowd the streets to watch the medieval event. With much laughter and merry making, whenever children and adults see Krampus, they throw snow balls at this menacing figure. In the city each year a "Krampus Run" is held with fun and much teasing, poking and laughter. It is said that the purpose of Krampus is to remind children to be good!

In recent times in some communities the Krampus actors have to wear a number so they can be identified under their masks in case they loose control. It has been known for some to get carried away after downing a few too many schnapps or beers. A prominent Austrian child psychiatrist has been arguing for a ban on Krampus. He suggests he's "a jolly old fright" for children. However there have been few known cases of "Krampus trauma"!

Australia - Christmas falls in the middle of summer and the heat can be more than 100 degrees Fahrenheit. It is common for people to hold out-door barbecues for the main Christmas feast and often parks and beaches are alive with family feasting taking place. It is not uncommon to see thongs, shorts, a beer in hand and a Santa hat on the head chef (usually the father in a family) at the Christmas day BBQ which is almost always followed by Australia's best loved desert "Pavlova". It is as light and delicate as Anna Pavlova the famous Russian ballerina for which it is named after.

Australian Carols by Candlelight - an Australian Christmas Eve carol service started in 1937 by radio announcer Norman Banks. Famous performers gather to sing at "Carols by Candlelight" held in Melbourne each year. A hugely popular annual event televised throughout the nation. Carols are performed on a stage to a huge audience where thousands attend outdoors holding lit candles.

Beach visits Christmas Day in Australia - up to 40,000 people visit Bondi Beach in Sydney on Christmas day! It is the middle of summer in Australia and with soaring heat levels beach barbecue lunches and swimming is popular while waiting for Santa to arrive on a boat on Christmas day!

a song for victoria

'The eyes are the window to the soul' Would you like to hear a story? Then I'll begin.. My band was booked to play a gig in Bulgaria..after a 2 hour journey to the airport followed by a 3 hour flight we arrived at Sofia airport. What the venue had neglected to tell our agent was that we had a further 6 hour drive ahead of us to get to the venue! By the time we got there we had been travelling for almost 14 hours (with the waiting at the airport) We were shattered. I got 3 hours sleep before getting up to go and do a soundcheck. after doing this I had to sort out some technical details.. my singer had gone to a bar to watch the FA cup final (it was 15th may 2010). I went to discuss something about the gig. thats when I saw this waitress..wow! she looked damned gorgeous. I asked her how you say 'thank you' in Bulgarian in order to strike up a conversation. She told me to say 'Merci' as English people are rubbish with languages (this is true).. Her English was excellent..it turned out she lived for 13 years only 40 miles away from me. She went back to the bar and luckily with all this football going on-there wasn't any work to be done as all the blokes were engrossed with it. I called her over and we talked some more..only this time, I felt the full effect of her eyes on me. She also had an absolute killer of a smile.. I wanted to tell her how amazing her eyes were and I briefly fumbled searching for the words before realising they were electric. when I said 'the effect of ...

European Stag Weekends

Time to pack your bags and grab your ID cards gentlemen, because we hear Europe is getting hot this summer for stag weekend getaways! What better choice for your last chance of freedom than flying to the continent for two days of absolute fun? So what are you waiting for? Make your decision and leave everything behind (fellow blokes excluded) one last time in your life!

Continental Europe is definitely a no-brainer choice for your mini-holiday as it has a different feel from Britain and seems far from home but is still very easily reachable, which makes it perfect for a weekend-only getaway.

This year, hotspots include Amsterdam, traditionally Europe's must-go-to location for stag weekends, and sunny Spain with trendy Ibiza and Barcelona topping the list. The latter in particular offers a really wide range of choice, with well-known destinations such as Valencia, Tenerife and Marbella being a very good pick for your stag madness.

Making a splash this season though are Eastern Europe's rising locations, with an endless list of cities ready to accommodate UK visitors - Prague, Riga, Krakow, Bratislava and Budapest just to name a few.

And if you want to have more of a balance (read: a cultural aspect), capitals are always a good choice, and remain great places for all the night extravaganza as well. So Paris, Berlin, Madrid, Stockholm and so on are always safe bets to have a great time.

Haven't made up your mind yet? If that's the case, there is a handful of less-known, wonderful destinations at your disposal they may be less 'touristy' but would make for a fantastic stag weekend - Salou in Spain and Bourgas in Bulgaria are two very good examples.

Tom Hanks' appearance in The Terminal speaks Bulgarian

The Terminal is a 2004 film directed by Steven Spielberg and stars Tom Hanks and Catherine Zeta-Jones. An Eastern European visitor becomes a resident of a New York airport terminal when a war breaks out and erases his country from the map, voiding his passport. He makes friends with the airport staff and falls in love with a flight attendant. The language which Hanks' character speaks in the film is "Krakozhian". It is supposedly close to or a dialect of Russian to the point of mutual understanding, but is actually slightly-accented literary Bulgarian.

How to Pass the Time in Bangalore

More often than not you will go on the same kind of holiday each and every year. But it feels good to do something a bit different now and again too, and the easiest way to do this is to go to a completely different location. Indeed, Bangalore perhaps isn't a destination you have been to in the past. But while some people are only vaguely familiar with the name, this location has the potential to make the ideal holiday destination.

Bangalore is situated in southern India, east of the coastal Mangaluru and west of Chennai on the opposite coast. It is a major city, and as such a thriving antidote to a beach holiday - it is also recognised as the capital of Karnataka.

One of the main advantages of going to Bangalore on holiday is that the weather tends to be quite pleasant all year round. The summer months are wonderfully warm, and even in the depths of winter the air is pleasant and you won't need to wrap up too much.

As you would expect, there are plenty of places you can explore during a visit to this city and one of the best ways to see the best of them is to grab a seat on a sightseeing tour. These are available for both half days and full days, so you can choose the tour that suits you best. A spectacular sight worth seeing is the Bangalore Palace, and you may be surprised to discover that its inspiration was England's very own Windsor Castle.

One thing you will notice about this city is the elegance and orderly nature of its streets and parks. In fact, the overall layout of the city is extremely well planned. You can visit Ulsoor Lake in the centre of Bangalore, for example. This is a classic example of how the city has been created around this beautiful lake - it offers a real oasis and a calm spot to enjoy in the midst of the city itself. There are also many museums to explore in the city; in particular the Government Museum which proves an interesting visit and is free to enter.

There is also a wide range of food options open to you as you wander round the city. You won't find too much fried food here - the locals love to bake and steam their food, sealing in all the flavours and keeping it healthy as well. Perfect for filling you up as you visit the various sights in the city!

It is important to remember that taxis often prove the best mode of transport, which is good to know for when you arrive from your flights to Bangalore. Indeed, you may be more reliant on such transport than you think if you attempt to explore as many sights as possible on holiday here.

Property Investment - How to Calculate Rental Returns

Before purchasing an investment property for rental purposes it's always a good idea to calculate whether it will be cash flow positive or cash flow negative. That is, will the property generate an income (positive) or will it require a monthly cash injection (negative)?

This article will outline and briefly describe many of the main Purchasing and Annual Holding Costs incurred when buying a rental property. Please keep in mind that these items will vary from country to country and they do not take into account personal tax implications.

Purchasing Costs

Purchase price - the agreed price for which the property will exchange hands.

Renovation Costs - money budgeted for renovations prior to the property been made available for rental.

Agents Fees - in some countries it is common practice for the buyer to pay some or all of the real estate agent's selling fees/commission. However, in most cases these fees are paid by the vendor.

Stamp duty - a duty placed on the purchase of a property charged by the local government for the registration of the property into the new owner's name.

Mortgage Application Fees - charged by lenders upon application to secure a loan to buy the property.

Travel Expenses - flights, car hire, and hotel costs incurred when travelling to personally inspect a property.

Solicitors Fees - payable to the solicitor for all of the relevant legal work for the transfer of the property.

Research - books, local suburban reports purchased to research a suburb.

Accountants Fees - the property may be purchased in the name of a Trust or Company. There may also be a crossover here with the solicitor's fees.

Council Rates Cutover - A vendor may have paid rates up to a time after the transfer of the property. The amount is then split between the buyer and vendor on a pro-rata basis.

Independent valuation / Engineers Report - a vendor may choose to pay for their own independent valuation or engineers report to highlight areas of concern.

Miscellaneous - this will include postage, telephone calls etc. It's also worthwhile to include a contingency should some of the above costs be more than anticipated.

Annual Holding Costs

Mortgage Repayment - payable to the mortgage lender to repay the loan used to purchase the property.

Property Management Fees - if a professional property manager is appointed they will either charge a percentage of rent or a monthly flat fee.

Council/Municipal Rates - charged for collection of waste and upkeep of local services. Sometimes these are paid by the tenant.

Maintenance - costs for repairs and maintenance on the property and it's fixtures and fittings.

Bank Fees - account keeping fees charged by the bank.

Landlord Insurance - protection against theft, damage, non-payment of rent, legal costs.

Letting Fees - some property managers may charge a letting fee for finding new tenants.

Pest Control - protection against pests and termites.

Cleaning - the property may require a thorough professional clean in preparation for new tenants.

Travel Expenses - incurred when visiting the property at times such as showing it to potential tenants or collecting rent.

Local Income Tax - may be charged by some local governments for the rental profits after any allowable deductions.

Land Tax - an annual tax on the value of the land on which the rental property is built.

Accountants Fees - payable for the administration of legal structures if a property is owned by a Trusts or Company.

Miscellaneous - again, this will include a contingency should some of the above costs be more than anticipated.

Once all of these costs have been factored into your calculations you will be able to determine whether a property will be cash flow positive or not.

In closing, it is imperative that you seek professional legal advice before you make any investment. This will clarify the process according to your own personal situation and the county you are investing in.

Happy investing!

Get A Cheap Flight - 3 Tips To Getting A Cheap Flight

Whether you are looking for an inexpensive plane ticket to a family reunion, or a ticket to a foreign country for a two-week stay, it is often very difficult to find affordable airfare, especially with the cost of fuel. However, by applying these 3 simple tips, you will be able to get a cheap flight to virtually anywhere in the world that you want to go. Flying to another place can be one of the most exciting adventures of your life. Why pay obscene amounts of money to fly win you can get a cheap flight following these simple procedures.

One of the most important things to consider after you have acquired an inexpensive plane ticket is that the less that you pay, the more strict the terms will be ends there will be. There will be limited changeability, harsh terms, and difficultly of refunds if there's a problem. You might also encounter limited leg room, baggage restrictions, and limited customer service that are likely on the budget airlines.

Now that you know what to expect, here are three tips on getting the right price for the best for your flight.

Tip #1 is to book early. No matter where you want to fly two, it's usually best to book earlier. As flights get booked up, the limited supply causes prices to rise. So book your flight before seating becomes limited to save yourself money. Another benefit of booking early is that you will have a better choice of seating than those that purchase their tickets at the last minute.

Tip #2 is to use some of the many services online that allow you to surf multiple web sites and correlate the data into a spreadsheet format so that you can find in a quick glance the flight that you want at the price that you want. Enter your trip details and the computer program will zip this information to scores of normal airlines, budget airlines and flight broker websites to retrieve their quotes. After a few moments, this information is automatically reported back, listing the cheapest first.

Many of these companies are called screenscrapers and make money from lead fees. This means they are paid a small fee for advertising the plane tickets. It's important to recognise the difference between screenscrapers and flight-brokers. Brokers are companies with commercial relationships with airlines and consequentially have their own prices for those flights. Screenscrapers are search and report sites, which may also include some brokers in their searches.

Tip #3 is to travel via what is called a courier flight. Basically, you act as a delivery person for a company that wants to get information and products to another company. They will purchase your ticket and use your luggage space in order to transport their packages to the other company. Typically, this saves them thousands of dollars by utilizing your luggage space instead of paying one of the major shipping companies to do exactly the same thing.

This is actually a very good alternative to paying for full price if you do not mind bringing only a carry-on bag because your luggage space is being used by the company that is paying for your flight. The upside of this is that on the way back, you can use that luggage space and your flight was either very cheap or free. Courier flights travel worldwide and are a good alternative for those willing to give up their luggage space for a discounted plane ticket.

It is easy to get a cheap flight to almost anywhere in the world. You simply have to be a little creative and patient and you will be able to travel at discounted rates virtually anywhere you want to, and still have a bank account with money in it, all because you discovered how to get a cheap flight.

How to Prepare For a Flight

Flying somewhere? Yeah everyone is. Flying is now one of the most common ways of traveling and why not? It's fast, convenient and at times, cheaper as well. But with such benefits definitely come with some problems and hassles as well. This article will identify some of them, and give you a few short tips as well.

The airport terminal can be rather big, so it's better to familiarize yourself with the general map and directory of the whole place, such as knowing where the restaurants, washrooms and the various shops are. All these steps helps in getting where you want fast, to ensure that that you will be able to get to your flight on time so that no time will be wasted.

If you happen to be taking medicine, do take it before the flight takes off, or better still, do it before you get into the plane. The medicine does need some time to get into your system, so it will be best if you can take it beforehand.

Make sure your luggage is tagged, as it will most certainly help you to identify your luggage almost immediately when you are collecting them. If you are changing flights, check if it is possible to get your luggage to the final destination so when changing flights you'll be spared much of the hassle.

Prepare yourself physically before the flight, go running or go to the gym to lift some weights before you get onboard the plane, such exercises can help to freshen you up and relieve the tiredness that comes with the flight.

Save as much money as possible, bring your own eye masks and head phones to block out the sound whenever you may need it. Bring your own small cushion or inflatable neck rest as well, these can help to make you sleep better and give that extra comfort free of charge.

I hope these articles have helped you quite a bit, as much as they helped me on my flights. I wish you a pleasant flight wherever you go!

The Hunt For Nazi Scientists Part 4 of 6

Nazi Scientists In the closing months of World War II defeat was looming for the Germans. The invasion of Normandy on June 6 1944 D-Day opened a second Allied front and the Allies began overtaking a host of German positions; Paris was liberated on August 25 Romania and Bulgaria surrendered in quick succession. But the Nazis did not intend to go down without a fight and without inflicting as much damage as possible on the Allies. To do so they employed or planned to employ an increasingly deadly array of military weapons from ballistic missiles to rocket planes to perhaps. The British American and Russian governments were not content to sit idly by waiting to be slammed by the advanced technology Covert teams of commandos and agents were sent ahead of the front lines and deep into Germany hunting for both the weapons and the scientists and engineers who'd created them. For British and American operatives failure was not an option. If they didn't capture the Nazi technology and scientists agents of the burgeoning Soviet Union might and that could spell disaster in a post-war world already feeling the chill of the impending cold war. Allied agents focused their efforts on three key Nazi technology. The V-2 Rocket Germany's Vergeltungswaffen 2 or weapon of reprisal rocket a successor to the earlier V-1 buzz bomb was first launched successfully toward Western Europe on September 8 1944. The behemoth 46-foot-tall weapon devised by scientist Wernher von Braun head of the Nazi ...

How to Get Cheap Flights to Nigeria

Africa is a popular destination for many people who wish to go on an exotic vacation. The big outdoors with the remarkable wildlife and thrilling safaris are big attractions. So too is the attraction for people of African origin to check out the continent of their ancestors. Whatever the reason for your travel to Africa; cheap flights to Nigeria can be a great starting point for an exciting journey ahead.

Why Choose Cheap Flights to Nigeria?

Nigeria's economy is one of the fastest growing in Africa. Compared to the rest of the continent, its population is well travelled and well educated. Its capital, Lagos, has various tourist attractions, not least the Black Heritage Museum, situated in nearby Badagry, which is a repository of Middle Passage documentation and artifacts.

Where to Book Cheap Flights to Nigeria

Setting up a travel itinerary with a travel agent may cut overall costs of your trip to make cheap flights to Nigeria and elsewhere, a more attractive possibility. Accommodation costs may also come down considerably if booked with the agent. Travelling as part of a package will also provide you with tips and advice on the best places to visit, and the places it would be better to avoid.

Unfortunately, the continent of Africa is so massive that even cheap flights from Nigeria across the vast landmass to various other cities can be almost as expensive as the transatlantic flights themselves! Again, setting up a travel itinerary with a booking agent before you commit to making a trip from Nigeria to elsewhere on the continent is an ideal opportunity to cut down costs. Travel agents work on commission, but they also get good deals from airlines and other partners, and they're eager for your business. So explore all of your options before booking your trip, whether it is for a short stay at a safari lodge or a longer trip back home to the land of your ancestors.

Cheap flights to Nigeria after a Brief Trip to Europe?

Typically, it is often quite difficult to source cheap flights to Nigeria as it is too far distant to make it worth the costs of many of the no frills, low cost airliners to set up flights and sell tickets. However, if you have got your heart set on travelling to Nigeria, one of the best ways of doing this is by going via Europe. A flight from Madrid to Lagos, for example, may cost half of what a ticket from New York to Lagos would be. Take time to enjoy the sights and nightlife of the Mediterranean, for example, before taking a relatively cheap flight onwards to Nigeria.

Flights from Europe to Nigeria are a little cheaper. A trip to Dublin, London or to Madrid, provided you get a good deal, could be used as a stopover before flying out to Lagos, Nigeria's capital. A short stay in culture rich Europe might be just as cost effective as a direct flight to Nigeria.
